Austinites have a tendancy to be creative, but don’t worry about that for now. Getting your home ready can be simple tasks that don’t require a lot of money or creativity.
1. Clean and Declutter Everything in your home should be free of dust and stains. However, you should also remove the picture of you and your friends at Barton Springs. Organize desks and closets, too. Remember that you can hire a professional for this… our friend Kim would be happy to help.
2. Brighten Clean the windows inside and out. Turn on lights and make sure the fixtures are updated…. none of those brass fixtures from the 80s and 90s! Open the curtains and let in the natural light.
3. Stage You can hire a professional or do it yourself. Rearrange furniture so that it makes sense and is easy to get around. The future buyer will need help imagining how to set up the room. Bring in new accessories and get rid of old ones. Put up matching towels. Play soft music… not the band you heard at Antone’s last night.
4. Landscape Add some fresh flowers and mulch to your beds. Keep the lawn watered, mowed, and edged. Be sure to pay attention to the LCRA water restrictions during those hot Austin summers. Potted plants add a nice touch to porches.
5. Repair Electrical and Plumbing Since you’ve putting off fixing those leaky tubs, toilets, and sinks, it’s time to do it now. While you are at it, fix old plugs and lights that don’t work. In Austin building code now requires GFCI switches in all wet areas. It’s not a requirement to replace them on older homes, but your buyers will probably ask you to do it.
